Brackett Knoll Development
The Brackett Knoll Development project is now in its final phase of an approved 20-lot subdivision, of which 11 lots comprising 2-family owner-occupied homes have been constructed and sold. This 2.33 acre site will be reconfigured to 24 townhouses with front and rear yards.
The remaining 24 townhouses will complete the original Northeast Brackett School Ownership Housing Initiative and will drive reinvestment into the Northeast Neighborhood of Hartford. This infill urban affordable homeownership initiative is rejuvenating the neighborhood by converting the demolished Brackett Northeast School land mass into a true real estate development replacing it with a series of townhouse style buildings, and vibrant streetscape that will introduce a modern new vitality to the community. The single townhouse units are market rate quality yet affordable to modest household incomes.
Each townhouse includes:
full basement;
open 1st floor plan comprising a living room, dining room, kitchen, and ½ bath; and,
2nd floor plan of three or four bedrooms and 2 full baths.
Each lot has a front and rear yard and two on-lot parking spaces. All units will have Energy Star appliances including dishwashers, washers/dryers, and central air system, as well as vinyl plank flooring and tile floors for wet areas.
The single units will be designed to meet “Enterprise Green Communities” standards. Enterprise Green Communities is an energy rating system focusing on affordable market rate housing projects. Similar to most energy evaluation systems, the Enterprise Green Communities criteria was developed to certify a projects’ energy efficiency and performance. Their mission is, “to bring improved health, economic, and environmental benefits of sustainable construction practices to low-income families.”
